We take time to understand what makes each home special and present every home with care. By taking a calmer, more considered approach before launch - typically around 14 days - we're able to focus on presenting your home beautifully.

Photography is carefully planned, descriptions are thoughtfully written, and your bespoke brochure is designed to reflect both the character and setting of your home.

We take the time to understand your home, your ideal timeline and what makes your home unique. If it feels like the right fit, we'll arrange a no-pressure home consultation and market appraisal at a time that suits you. This is where we begin to get to know your home and what makes it special. We love to hear the stories that made your house a home, the details you have loved over the years and what you will miss most. We will leave you with your Hoult Homes Welcome Pack so you can take your time, read through everything and decide whether we're the right fit for you. Before photography and launch we carefully guide you through preparing your home in a way that feels warm, welcoming and true to its character. Rather than creating a staged setting, we simply help bring forward the quieter details that make your home special. We love homes that feel lived in and loved. Often it's these homes - full of personality, warmth and everyday life - that buyers connect with most.

Beautiful Photography and Storytelling

We believe country homes deserve more than standard marketing - they deserve to have their story told. Professional property photography, thoughtfully written descriptions, and beautifully designed marketing materials work together to tell the story of your home. We focus not only on the property itself, but also on the lifestyle surrounding it - the setting, the views, village life and the quieter details that make your home truly memorable. We believe beautiful homes deserve beautiful photography. That's why every Hoult Homes property is professionally photographed by a local photographer, Lucy Barden. We carefully style and prepare your home in a way that feels warm, welcoming and naturally lived in. From fresh seasonal wildflowers and thoughtful styling touches, all included within our fee. The flowers are yours to keep of course. Working alongside Lucy, her husband Joe captures our beautiful drone videography and walkthroughs that feel timeless and elegant, showcasing not only your home but also the beautiful surrounding landscapes that makes living in the countryside so special. Each home is showcased through elegant signage boards and bespoke brochures. Every detail and page is carefully considered resulting in a beautiful brochure that reflects the beauty of your home and its setting.

Bringing Your Home to Market

This is where everything begins to come together. We'll carefully bring together your beautiful home photography, thoughtfully written descriptions and your bespoke Hoult Homes Brochure to create a launch that feels calm and considered. We will showcase your home across our social media, property portals and our website to connect with the right buyers. From elegant signboards to bespoke marketing, every detail is considered with care. Nothing is rushed, and nothing is overlooked.

Personal Accompanied Viewings

We believe viewings should never feel rushed or transactional. By combining local knowledge with a genuine love for village and country homes, we present each property in a way that feels personal, welcoming and true to its character because people do not simply buy homes - they fall in love with them. Throughout your journey you will have a dedicated point of contact who takes the time to know your property inside out - ensuring your home is handled with care and confidence. All viewings are accompanied, with a warm welcoming approach, including local wildflowers (yours to keep of course) a bespoke brochure for each visitor to take home with them and a thoughtful follow-up. We provide regular updates to both sellers and buyers, keeping everything clear, straightforward and stress-free. Once a buyer is found, we remain closely involved - working alongside all parties to keep the legal process progressing smoothly. If needed, we're always happy to connect you with trusted local professionals to support you along the way.

Handing Over the Keys

Handing over the keys is a moment to pause and celebrate. We believe in transparency when it comes to our fees. Our pricing reflects the care, time and attention to detail we give to every home, without ever overcharging and without any of those hidden fees. We work on a simple success-based fee of 1.8% plus VAT for every home we sell. Our fee is only payable upon the successful sale of your home, so you always know where you stand.
